It's usually the first question homeowners ask, and it's a fair one: what does a kitchen remodel actually cost around here? The honest answer is that South Florida kitchens span a wide range, and the number depends less on square footage than on what you're changing.

Cosmetic refresh vs. full renovation

A cosmetic update — new countertops, a backsplash, refreshed hardware, paint or a cabinet refacing — sits on the lower end of the range. It transforms how a kitchen looks without touching plumbing, electrical or layout, which keeps both cost and disruption down.

A full renovation is a different project entirely. That means new cabinetry, possibly moved plumbing or electrical, new flooring, and often some structural work if you're opening the kitchen to an adjacent room. Costs climb accordingly, and so does the timeline.

What actually drives the number up

In our experience, three things move the budget more than anything else: cabinetry (custom vs. semi-custom vs. stock), countertop material (quartz and granite cost more than laminate but hold up far better to Florida humidity), and whether plumbing or electrical needs to be relocated. Layout changes — removing a wall, adding an island — also add cost, both for the work itself and often for permitting.

What's specific to South Florida

Homes here bring a few local wrinkles: older concrete block construction can make running new electrical or plumbing lines more labor-intensive than in wood-frame homes up north, and humidity means we steer clients away from certain woods and finishes that don't hold up long-term near the coast.
